Kitchens and bathrooms are the most-disputed rooms
The single biggest reason agents claim on a bond is cleaning. Within that, kitchens (oven, rangehood, grease) and bathrooms (grout, soap scum, mould) come up most often. Spend the most time on those 2 rooms.
When DIY is enough
If you've kept on top of cleaning during the tenancy and the property is already in reasonable condition, a thorough DIY clean using this checklist often meets the section 69(3) standard. The risk is time and energy - 6-12 hours for a 2-3 bedroom property is realistic.
DIY vs professionalWhen a pro pays off
If the oven is heavily soiled, the carpets need steam cleaning, the property has 3+ bedrooms, or you're moving the same weekend - the time saved usually justifies the cost. Independent Adelaide cleaners typically charge $350-$800 for a 3-4BR house bond clean.

Why a checklist instead of a guarantee?
Section 69(3) of the Residential Tenancies Act 1995 (SA) sets the standard - 'reasonably clean', not 'spotless'. A specific, room-by-room checklist is more useful than a generic guarantee because it tells you exactly what an agent typically inspects. If you tick the list off, you have evidence that you met the standard.
Is this list mandatory under SA law?
No. The Act requires 'reasonable cleanliness' having regard to fair wear and tear. This checklist is a practical guide to what agents in Adelaide commonly check, drawn from inspection patterns and the most common reasons agents claim on a bond. Your lease may have additional clauses (e.g. carpet cleaning) - some of those may be unenforceable; see our RTA guide.
Should I take photos when I'm done?
Yes. Take dated photos of every room once you've finished. Keep your start-of-tenancy condition report. Together those are your evidence if there's a dispute. CBS specifically recommends keeping the start-of-tenancy condition report - it's your single best piece of evidence.
What about carpets and ovens - are those on me?
Read our RTA guide carefully. CBS lists 'all carpets shall be professionally cleaned' as a potentially unenforceable lease term if the carpets are already reasonably clean. Ovens are almost always required to be cleaned (heavily soiled = your responsibility). Confirm with CBS (131 882) for your specific lease.
