Garage Clean-out Adelaide
Garages get forgotten until the day of the inspection. They also get more dirt, oil and cobwebs than any other space in the property - and agents do walk through them. A scoped garage clean covers the sweep, the cobwebs, the oil spots, and the bin and corner detail you do not want to be doing on moving day. You get matched with independent Adelaide cleaners who quote a fixed price upfront.
What's included
The scope you can expect
Independent cleaners in our network quote on this scope. If your property has unusual conditions (very dirty oven, lots of carpet, balconies, blinds), they price the add-ons separately so you see the breakdown.
Typically included
- Full sweep of the concrete floor (or epoxy / tiled floor where applicable)
- Spot-treat oil and grease marks on the concrete with degreaser (some old stains may not fully lift - this is fair wear and tear)
- Cobwebs from all corners, beams, roller-door rails and rafters
- Roller-door interior wiped (dust on the slats above head height is where agents look)
- Internal access door (between the garage and house) wiped both sides
- Light fittings, switches and any power-point covers wiped
- Skirtings (if the garage has them)
- Wipe-down of any built-in shelving (where shelving is fixed and stays with the property)
- Removal of stray nails, screws, picture hooks and small debris
- Final walk-through to flag anything outside scope before the cleaner leaves
- Bin area: rinse-down of the area where wheelie-bins were stored, including drips and overflow
Usually NOT included (quote add-ons)
- Removing rubbish, furniture, boxes or personal items left in the garage (separate service - rubbish removal is its own trade with tip fees)
- Hazardous waste: paint tins, batteries, gas bottles, motor oil, fluorescent tubes (these must go to a proper disposal point - the cleaner will not dispose of them)
- Repainting the garage floor, sealing the concrete or applying epoxy
- Pressure-washing the driveway (separate service, can be added)
- Pest control: rodent baiting, spider treatment, fumigation
- Repair of damaged roller-door, motor or seal
- Removing tyre marks that have penetrated unsealed concrete (often fair wear and tear)
Add-ons are quoted as separate line items so you can see exactly what you're paying for.
Cost
What garage costs in Adelaide (2026)
Garage clean-outs in Adelaide are typically $50-$120 as an add-on to a bond clean, depending on size, condition, and whether rubbish removal is needed. A 3-car or oversized garage, or a garage that has been used as a workshop, can push to the top of the range. Rubbish removal is quoted separately because of tip fees.
| Item | Adelaide range |
|---|---|
| Single garage - sweep, cobwebs, basic spot treatment | $50 - $90 |
| Double garage - sweep, cobwebs, basic spot treatment | $70 - $120 |
| Triple / oversized garage | $100 - $180 |
| Heavy degrease (workshop / motor-vehicle servicing area) | $80 - $180 |
| Driveway pressure-wash add-on | $60 - $150 |
| Rubbish removal add-on (small load) | $80 - $220 |
Why this matters under SA law
Under section 69(3) of the Residential Tenancies Act 1995 (SA), a tenant must leave the premises in a reasonable state of cleanliness, having regard to fair wear and tear. The garage is part of the premises for inspection purposes. Cobwebs, accumulated dust, sweep-able dirt and food drips from bin areas are tenant cleaning items. Tyre marks on raw concrete, gradual oil shadow on a driveway, and minor paint marks from ordinary use are commonly treated as fair wear and tear. Heavy oil pooling from vehicle servicing, paint splatter from a personal project, or stored hazardous waste left behind are not fair wear and tear and are tenant-period damage. This is general information; confirm with CBS or a tenancy advice service.

Where the bond is most often lost
- Garages are the most-forgotten room at vacate inspections. A sweep and a cobweb pass usually meets the s 69(3) 'reasonably clean' standard and removes an easy item the agent could flag.
- Oil shadow on raw concrete from years of parking is generally fair wear and tear under the SA standard, even if it does not fully clean away. A documented degrease attempt is your evidence.
- Rubbish left in the garage is the most expensive item to underestimate. Tip fees in Adelaide vary by load and material; getting an honest written quote for removal beats a same-day surprise.
- Hazardous waste (paint tins, batteries, motor oil, gas bottles) cannot legally go to landfill via a general cleaner. The cleaner will tell you what needs a separate council drop-off or CDS depot. Leaving it behind is grounds for a tenant-charged removal.

Frequently asked questions
Is the garage included in a standard bond clean?
Sometimes yes for a single garage in good condition, often no for larger or dirtier garages. Ask your cleaner directly. Garages are quoted as a clear line item by most independent Adelaide cleaners because their condition varies so widely - a clean single garage takes 20 minutes, a triple garage used as a workshop can take 90 minutes plus rubbish removal.
How much does an end of lease garage clean cost in Adelaide?
Typically $50-$120 as an add-on to a bond clean for a single or double garage in normal condition. Triple or oversized garages are $100-$180. A heavy degrease for a workshop area is $80-$180. Rubbish removal is quoted separately because of tip fees.
What about old oil stains on the concrete?
A scoped degrease will lift fresh and recent oil. Old, soaked-in oil shadow on raw concrete usually will not fully come up - the oil has penetrated. Under section 69(3) of the Residential Tenancies Act 1995 (SA), gradual oil shadow from ordinary parking is generally fair wear and tear. A documented degrease attempt (the cleaner notes it on the invoice) is your evidence if the agent later claims it. Confirm with CBS or a tenancy advice service.
Will the cleaner take rubbish away?
Not by default. Rubbish removal is a separate service, quoted on what is in the garage, because tip fees vary by material and load. Some cleaners offer it as an add-on with a small van; bigger loads need a dedicated rubbish-removal trade. Get the quote in writing before the day so there are no surprises. Hazardous waste (paint, batteries, motor oil, gas bottles) needs a council drop-off or CDS depot - the cleaner will not dispose of it.
Do I need to clean the driveway too?
Driveways are usually outside the scope of an end of lease clean unless they were noted as clean on the start-of-tenancy condition report. Tyre marks, leaf staining and ordinary discolouration are commonly treated as fair wear and tear. A pressure-wash is available as a $60-$150 add-on if you want it presented well, but it is rarely a hard requirement at the inspection.
What if I have left items behind that I cannot move?
Tell the cleaner upfront. They will quote either a removal add-on, or sweep around the items and note them on the invoice as 'left in place'. Either way, what stays in the garage at handover is treated as abandoned property unless you have written agreement from the agent that it can be left. Get any such agreement in writing before vacate day.
