About
About End of Lease Cleaning Adelaide
A calm, honest matching service for Adelaide renters at the end of a lease. No 100% sales-hook marketing. Just real cost ranges, independent operators, and SA regulatory context.
Who operates this site
End of Lease Cleaning Adelaide is operated by Loudachris Digital Marketing, based at 21/22 Greenhill Rd, Wayville SA 5034. Chris Lourenco is the founder of Loudachris and the named accountable person for this site.
Loudachris is a Loudachris-led marketing studio that builds SEO and digital-marketing assets for service businesses across Australia. This site is one of those assets - we operate it ourselves and use it to connect Adelaide renters with independent end-of-lease cleaners.
What this site is
A lead-generation and referral service. You tell us about your property. We share your request with up to 3 independent Adelaide cleaners. They reply with fixed written quotes. You compare and book directly with the cleaner.
The cleaners in our network are independent operators. They run their own businesses, set their own prices, and quote on the exact scope you need. They are not employed by us. We do not perform any cleaning work ourselves.
What this site is NOT
- We are not a cleaning company. We do not own brooms, buckets, or steam cleaners.
- We are not a guarantor of your bond. No site - and no cleaner - can guarantee your bond is returned. That is between you, your landlord or agent, and (if disputed) SACAT under the Residential Tenancies Act 1995 (SA).
- We are not a law firm. The SA regulatory content on this site is general information, not legal advice. Confirm your situation with Consumer and Business Services (CBS) on 131 882 or a tenancy advice service.
Why we built this honestly
The end-of-lease cleaning market is heavy with bond-promise marketing and 100% sales hooks. In practice, those promises usually mean "we'll come back and re-clean for free if the agent flags it" - which is valuable, but is not the same as a guarantee your bond is returned.
We took a different approach. We tell you exactly what a cleaner can and cannot do for your bond, we show real Adelaide cost ranges (not "call for quote" games), and we ground our content in the actual SA law: section 69(3) of the Residential Tenancies Act 1995 (SA), the CBS bond process, and SACAT.
Our position on bond-back promises
SA regulatory context
End of lease cleaning is an unregulated service in South Australia. There is no occupational licence required, no builders indemnity threshold, no licensing body to check against. The compliance angle is marketing claims - which is why we are careful about the language we use.
The relevant law is the Residential Tenancies Act 1995 (SA), administered by Consumer and Business Services. Section 69(3) says a tenant must leave the premises in a reasonable state of cleanliness, having regard to fair wear and tear. That is the standard - "reasonably clean", not "spotless".
