Partial Vacate Cleaning Adelaide
You have done most of the cleaning yourself but ran out of time, or the oven and shower screens have beaten you. A partial vacate clean (also called a top-up move out clean) covers just the rooms or jobs you flag, not the whole property. You get matched with independent Adelaide cleaners who quote a fixed price on the exact scope you need.
What's included
The scope you can expect
Independent cleaners in our network quote on this scope. If your property has unusual conditions (very dirty oven, lots of carpet, balconies, blinds), they price the add-ons separately so you see the breakdown.
Typically included
- Oven and rangehood only (the single job most renters underestimate)
- Bathrooms only: shower screen, grout, toilet base, tiles, exhaust fan, tapware
- Kitchen only: oven, cooktop, splashback, benches, cupboards inside and out, sink
- Wet areas only: bathrooms and laundry
- Skirtings, switches, doorframes and 'agent detail' wipe-down across the property
- Cupboards and drawers inside-out only (where you have already wiped surfaces)
- A 'gap-filler' visit: cleaner walks the property with you and quotes only the items still outstanding
- Final 30-60 minutes 'top-up' before the inspection (touch-up of cobwebs, sills, kitchen handles, mirrors)
- A scoped revisit after a self-clean if you want a second pair of eyes on what an agent will see
- Pickup and return of keys if you have already moved out
Usually NOT included (quote add-ons)
- A full bond clean (different service - see /services/bond-clean for the complete scope)
- Carpet steam clean (separate add-on - see /services/carpet-steam-clean)
- Outdoor areas, lawns, gardens
- Removing furniture, rubbish or items left at the property
- Repairs, painting, picture-hole filling
- Pest control
Add-ons are quoted as separate line items so you can see exactly what you're paying for.
Cost
What partial vacate costs in Adelaide (2026)
A partial vacate clean is quoted on the specific scope you flag. The more you have already done well, the smaller the quote. Most jobs land between $150 and $500. Some cleaners quote hourly for very small jobs ($45-$65/hr); most prefer a fixed scope so you know the total upfront.
| Item | Adelaide range |
|---|---|
| Kitchen-only (oven, cooktop, benches, cupboards) | $150 - $280 |
| Bathrooms-only (1-2 bathrooms) | $120 - $250 |
| Wet areas only (kitchen + bathrooms + laundry) | $220 - $400 |
| Top-up across whole property (1-2 hours) | $150 - $220 |
| Top-up across whole property (3-4 hours) | $250 - $500 |
| Hourly rate (very small / odd-job scope) | $45/hr - $65/hr |
Why this matters under SA law
Section 69(3) of the Residential Tenancies Act 1995 (SA) requires you to leave the premises in a reasonable state of cleanliness, having regard to fair wear and tear. The standard is 'reasonably clean', not 'spotless'. A partial vacate clean works well when you have already covered most of the standard yourself and just need a cleaner to handle the parts you ran out of time for, or the parts an Adelaide agent inspects most closely (oven, shower screen, exhaust fans). The standard does not require professional cleaning - it requires a reasonable clean. This is general information, not legal advice. Confirm your situation with CBS or a tenancy advice service.

Where the bond is most often lost
- DIY plus a targeted top-up can be a fraction of a full bond clean. You keep control of cost without compromising on the parts agents focus on.
- The 4 jobs that most often fail the inspection (oven, shower screen and grout, exhaust fans, behind/under appliances) account for most agent claims. A partial clean can be scoped to exactly those.
- A scoped invoice for the specific items you paid for is your evidence at handover. If the agent later claims cleaning, you can show what was professionally done.
- If you have already cleaned to the s 69(3) 'reasonably clean' standard, you do not need a full bond clean. A partial vacate clean lets you spend money only where you need it.

Frequently asked questions
What is the difference between a bond clean and a partial vacate clean?
A full bond clean covers the entire property to the deepest residential cleaning standard - every room, every surface, inside cupboards, oven, exhaust fans, the lot. A partial vacate clean (or top-up clean) covers only the specific rooms or jobs you flag. Bond cleans are the standard 'I have no time, do the whole thing' service. Partial cleans are for renters who have done most of the work and want help on the parts they ran out of time for, or the parts they know agents focus on.
Will an agent accept a partial vacate clean?
There is no legal requirement for a professional clean. Under section 69(3) of the Residential Tenancies Act 1995 (SA), you need to leave the property 'reasonably clean', having regard to fair wear and tear. If the result of your DIY effort plus a partial clean meets that standard, the agent should accept it. Keep dated move-out photos and your start-of-tenancy condition report - they are your evidence if anything is questioned. Confirm with CBS or a tenancy advice service if you are unsure.
How much does a partial vacate clean cost in Adelaide?
Most partial cleans land between $150 and $500 depending on the scope. Kitchen-only (oven, cooktop, benches, cupboards) is typically $150-$280. Bathrooms-only is $120-$250. A 2-3 hour top-up across the whole property is $150-$350. Some cleaners quote hourly ($45-$65/hr) for very small jobs; most prefer a fixed scope.
Can I just book the oven clean?
Yes. A standalone oven clean is a very common request and several Adelaide cleaners offer it as a single-item service for around $50-$120 depending on the condition. See /services/oven-kitchen-deep-clean for detail.
Do I need to be home for a partial vacate clean?
Not usually. Most cleaners can pick up the key, complete the scope, and return it or drop it at the agent. Be reachable by phone in case the cleaner finds something outside the agreed scope (a heavily-soiled oven that needs longer than estimated, or a wet-area issue) and needs to confirm an add-on.
What if I am unsure whether I need a full bond clean or a partial?
Tell us what you have already done and what you have not. Independent cleaners in the network will tell you honestly - if the gap is small, a partial is the right call. If you have only done a Saturday-morning clean, a full bond clean will probably work out cheaper than paying for a partial and then having to call them back. No obligation either way.
